As of 6/1/21, the HOA monthly fee assessment is $50.00 for all series of homes except the Cottage Series which is $98 monthly due to the inclusion of lawn maintenance in the Cottage Series. The monthly assessments are subject to review and/or revision as outlined in the Bylaws. At closing, there is a payment due of $500.00 toward the working capital fund and an additional payment of $250.00 for a set-up/transfer fee to the HOA management company.

The HOA fees will cover maintenance of the:

  • Pools, clubhouse, dog park, and children’s play area.
  • Lawn care and seasonal planting throughout the community including entrances, parks, and common open space.
  • Highly landscaped and lighted entrance on Shelton Blvd.
  • Any other landscape or water features that may be planned within the community.
  • Walking trails

HOA fees also cover:

  • Insurance for the pools, clubhouse, pavilion, and all open space.
  • Water used to irrigate the entrances and common areas.
  • Electricity for the pool, clubhouse, entry lighting and other landscape lighting in common spaces.
  • A fee to the management company that is responsible for maintaining. Shelton Square on a day-to-day basis so residents can enjoy their time while at home.There are numerous additional items not listed above that the HOA fees cover. All homeowners will be invited to HOA meetings and have an opportunity to participate in leadership positions for the community.

The Architectural Review Committee (ARC) is a board of design and building professionals established by the developer to review all homes to be constructed in Shelton Square with respect to the community covenants and restrictions. This review is also based on architectural style, materials and colors, exterior detailing and site and landscape criteria. The activities of the ARC have been established to protect the integrity of the community streetscape while allowing for the individual to create a custom home.

Only the members of the Shelton Square Building Team are allowed to build homes in Shelton Square.

No fences will be allowed in any front yards. No fences will be allowed in the side or rear yards without prior approval by the Architectural Review Committee (ARC). Pre-approved fence styles are listed below, but still need approval from the ARC prior to installation.

  • All fences shall be a minimum of 2.5 feet from all property lines.
  • As to corner lots: no fence may be closer than twenty (20) feet from any street (measured from the back of the street curb).
  • Black Aluminum or vinyl privacy fence with a maximum height of six (6) feet, or “Invisible or Underground” dog fence are allowed.
  • The ARC will review any upgraded fence type other than those listed herein above, but may approve or disapprove any fence design other than those pre-approved styles named above.

Only in-ground swimming pools are allowed at Shelton Square and must go through the ARC approval process.
